Has your home has been affected by storm damage?

Oftentimes, people don’t think small hail can cause much of a problem, but many small hail hits over time will dislodge roofing granules and can damage the shingle matting, leading to an unsightly roof and possibly major roof leak problems.

Roof damage may not be visible to the naked eye, but the hail damage may still exist. If you looked at your roofing or siding after a hailstorm but didn’t see visible damage, you should still have your roof inspected by an owner at Kraftwork Design.

Just because the shingles aren’t missing, that doesn’t mean that there aren’t other problems with your roof. Missing shingles are typically the result of high winds, not hail damage.

The Typical Denver Roof Replacement Process

Step 1: Determine damage for a legit roof replacement claim.
Most major insurance carriers require a specific number of damaged spots or hits per square. Kraftwork Design will determine if your roof has experienced hail hits and if your roof has the minimum required by most insurance carriers to qualify for a claim. To call in a claim, you can either call your local agent and ask for help or call your claims department directly.

You will be asked questions like:
“What kind of damage do you have?”
“When did the damage happen?”

If you don’t know the answers to the questions, just ask us.

Step 2 – Scheduling With The Adjuster
The insurance company’s claims adjuster will call to set up the inspection of your roof. You don’t need to be there for this, but we should absolutely be there to point out the damage to the adjuster.

Step 3 – Receiving The Estimate Letter And Check
If the adjuster believes that you have damage on your roof, he or she will write an estimate for the scope of the work to be done. He or she may be able to print that estimate letter on the spot, but most of the time, that letter will be mailed to you. The adjuster may also have the ability to write you a check on the spot, but again, most of the time, that check will come in the mail with the estimate letter. The estimate letter shows, in a  line-by-line detail, everything that the adjuster is putting in the claim. In addition to the roof, it may include gutters, Siding, furnace vents, painting, windows/screens, and even fence repair or replacement.

Step 4 – The First Insurance Check
Here’s where most people get confused. The adjuster will determine a value to replace your roof. Then he also determines a value of depreciation for the existing roof based on its age and damages. Then you will receive a check for the amount of the estimate, MINUS the depreciation, and MINUS your deductible (in most cases). Again, this is what confuses so many people, because the first check will seem unusually small for a re-roof project! There are 2 exceptions to this 2-check procedure!
If your claim is small, your insurance company may pay the entire claim on one check.

If your insurance policy is “Actual Cash Value” rather than “Replacement Cost Value,” then the amount of the estimate minus your deductible and depreciation costs will be the only check you will receive. You will be responsible for paying the difference in the cost of your roof replacement. Be sure to check your policy before calling in a claim on your roof.

Step 5 – Getting the roof replaced
Once you have your estimate letter and first check, Kraftwork Design can discuss and determine color choices, pull a permit and get started on doing the work of replacing your roof. If we also agree to perform siding repair, window replacement, paint, gutters, etc..  we will take care of those repairs at around the same time.

Step 6 – Once The Work Is Done
Once Kraftwork Design has completed the work, we will send a final invoice which you will forward to the insurance company stating that the work is complete. The insurance company will then release the depreciation (if applicable – see notes on Step 4 above) to you and you’ll receive your second check.

Roof repair delays may cause serious problems

– Reduction of the life of your roofing and siding.
Bruised shingles may turn into holes that then become leaks.
– Unsightly mold growing in cracks that begin to cause leaks.
– Void your roofing and siding warranties.
– Leave you with costly repairs and cost you more time and money if you one day choose to sell your home.

Regular inspections help keep major roof issues and problems at bay. By hiring pros to check out your roof’s condition on a pretty regular basis, you can find out about issues and problems before they become serious and require costly repairs. This helps you maintain your roof and cuts down on your repair costs as well. When was the last time you had a Denver roof inspection?

Always be on the lookout for signs of wear on your roof. You could do it from inside your attic since this is going to be much safer than getting a ladder and climbing your roof, especially if you don’t have any experience in doing that in the first place.

Sunlight. Go inside your attic during the day. Can you see sunlight coming through some parts of your attic? That’s not good news. It means you’ve got holes in your ceiling, which could be the result of holes in your roof as well.

Water damage. Pat the support beams of your roof. Do they feel soggy or damp? Do some support beams look different from the surrounding wood? That might be because of some long-term water damage and could mean decay has already set in.

Mold. This is a common side-effect of water damage. If you notice any mold growth along with your beam supports, walls, or any part of your attic, then that’s a definite sign of decay. Mold weakens the structure and extensive mold growth could mean you need to replace your entire roof before it caves in.

If you do have some experience checking your roof or you’re confident you can do it safely, then go ahead and assess the condition of your roof. If not, no worries. Just hire a roofing contractor to help you out. Look for missing, curling, or cracked shingles. If the shingles are worn or bald, that means you need to go for a roof replacement service in Aurora CO right away.

Denver Roof Replacement Questions

Two of the most important variables in a job like this are the square footage of the home (and therefore your roof) and the type of roofing material that you choose.

Asking your neighbors and Homeowner Associations (HOA) for recommendations on a roofing contractor is the first step to hiring one. Check the requirements for roofing contractors in your state, as well as directories and reviews. Call two to three local roofing contractors for consultations.

Asphalt and tile are the most popular roofing materials. They can be made with concrete, clay, or oil. Asphalt shingles can become more expensive due to rising oil prices. In recent years, it has become more expensive to dispose of old or damaged materials.

You should replace your roof as soon as it begins to leak or becomes damaged. Reputable Denver roof replacement contractors will recommend replacing your roof within 80-85% of its manufacturer’s warranty.

Are the owner’s licensed contractors and are they members in good standing of any trade associations?

What is the average tenure of the company?

Do you have references or referrals from past jobs?

Is insurance available for the roofing contractor and the company?

Is the Roofer Going to Remove Your Old Roof?

Do you want the roofer to install a drip or a metal edge?

What number of nails will the roofer use per shingle?

Do you think your roofer will reuse old flashings or install new ones?

Is Your Roofer Going to Use Steel in the Valleys, or Weave the Shingles?
