Oftentimes, people don’t think small hail can cause much of a problem, but many small hail hits over time will dislodge roofing granules and can damage the shingle matting, leading to an unsightly roof and possibly major roof leak problems.

Roof damage may not be visible to the naked eye, but the hail damage may still exist. If you looked at your roofing or siding after a hailstorm but didn’t see visible damage, you should still have your roof inspected by an owner at Kraftwork Design.

Just because the shingles aren’t missing, that doesn’t mean that there aren’t other problems with your roof. Missing shingles are typically the result of high winds, not hail damage.

The Typical Denver Roof Replacement Process

Step 1: Determine damage for a legit roof replacement claim.
Most major insurance carriers require a specific number of damaged spots or hits per square. Kraftwork Design will determine if your roof has experienced hail hits and if your roof has the minimum required by most insurance carriers to qualify for a claim. To call in a claim, you can either call your local agent and ask for help or call your claims department directly.

You will be asked questions like:
“What kind of damage do you have?”
“When did the damage happen?”

If you don’t know the answers to the questions, just ask us.

Step 2 – Scheduling With The Adjuster
The insurance company’s claims adjuster will call to set up the inspection of your roof. You don’t need to be there for this, but we should absolutely be there to point out the damage to the adjuster.

Step 3 – Receiving The Estimate Letter And Check
If the adjuster believes that you have damage on your roof, he or she will write an estimate for the scope of the work to be done. He or she may be able to print that estimate letter on the spot, but most of the time, that letter will be mailed to you. The adjuster may also have the ability to write you a check on the spot, but again, most of the time, that check will come in the mail with the estimate letter. The estimate letter shows, in a  line-by-line detail, everything that the adjuster is putting in the claim. In addition to the roof, it may include gutters, Siding, furnace vents, painting, windows/screens, and even fence repair or replacement.

Step 4 – The First Insurance Check
Here’s where most people get confused. The adjuster will determine a value to replace your roof. Then he also determines a value of depreciation for the existing roof based on its age and damages. Then you will receive a check for the amount of the estimate, MINUS the depreciation, and MINUS your deductible (in most cases). Again, this is what confuses so many people, because the first check will seem unusually small for a re-roof project! There are 2 exceptions to this 2-check procedure!
If your claim is small, your insurance company may pay the entire claim on one check.

If your insurance policy is “Actual Cash Value” rather than “Replacement Cost Value,” then the amount of the estimate minus your deductible and depreciation costs will be the only check you will receive. You will be responsible for paying the difference in the cost of your roof replacement. Be sure to check your policy before calling in a claim on your roof.

Step 5 – Getting the roof replaced
Once you have your estimate letter and first check, Kraftwork Design can discuss and determine color choices, pull a permit and get started on doing the work of replacing your roof. If we also agree to perform siding repair, window replacement, paint, gutters, etc..  we will take care of those repairs at around the same time.

Step 6 – Once The Work Is Done
Once Kraftwork Design has completed the work, we will send a final invoice which you will forward to the insurance company stating that the work is complete. The insurance company will then release the depreciation (if applicable – see notes on Step 4 above) to you and you’ll receive your second check.

Are windows usually installed from the inside, or outside?

The majority of the windows we replace are installed from the outside. On installation day, your expert will do their best to look at the unique situation, and explain the process that will best suit the style of your home.

What should I do to prepare my house for the replacement windows?

It is very helpful to us if you take down curtains, blinds, or any other previous window treatments. If you have security sensors, they should be removed, and powered down by the security company. Try to provide the installation expert with a clear pathway to the window, and remove any wall décor that is close to the window’s position during installation.

During this process, what happens to my old windows?

After installing the new replacement windows, we will remove all of the old windows from your property, and properly dispose of them. If you are desiring to keep your old windows, simply notify the installation crew when they arrive.
